BUILDING WITH PATTERSON CONSTRUCTION GROUP
Don’t be afraid of building custom. With our interactive online system and open lines of communication, the process isn’t just smooth, fun, and memorable; it’s transparent every step of the way.
1. Choosing a Lender
Have you contacted a lender? The first step to building your dream home is to get pre-approved so you know what your budget is. Here are a few if you don’t have a contact:
Bret Kuntz, Network Funding
225-922-7727
bret.kuntz@nflp.com
Brian Sparacino, GMFS
225-276-9419
bsparacino@gmfslending.com
To ensure an accurate bid, we'll share a questionnaire about your home preferences that we can review in our initial meeting.
2. Meet the Builder
At this point, you should know your budget and an approximate build cost before getting plans.
MOST COMMON MISTAKE: Getting plans you may not be able to or want to afford…wasting your time and money. We can help select an architect or draftsman to choose either a customizable “stock” plan, or to completely design your own based on your budget.
3. Selecting Plans
Get to know us! This introduction will allow us explain our open communication and building process in detail. Once you’ve decided to partner with us, a deposit is your ticket to securing your place on our schedule.
4. Amenities and Allowances
In order to bid each of our clients homes as accurately as possible, we like to send a questionnaire for our clients to fill out details about their desired home. This helps us generate an accurate bid we can stand by.
We can review this sheet together in our initial meeting. After this is done, we can provide you a custom bid and schedule.
5. Bidding Your Home
Reviewing your plans and preparing a bid takes approximately 3 weeks. Be careful of builders who give you a low bid upfront. Make sure you are comparing apples to apples and all the items you want in your home are included. Review the contract and determine if the contract is fixed price or cost plus. Fixed price is the safest for clients.
6. Signing the Contract
Once we agree on a price and decide all the things you want to include we sign a contract.
7. Getting to Work
The first step before construction begins is attaining the permitting. When construction begins, you can expect your home to be complete from start to finish in under 5 months with normal conditions.
We pride ourselves on getting the job done on time!
8. Staying Updated
Never worry about deadlines, who to meet, and when. We use Coconstruct to foster open communication between you, vendors, and us.
In Coconstruct you can see all selection quotes and approve them based on your allowances. You are always aware of where you stand financially in regards to overages on allowances. The Summary tab will show important info in a seamless way.
We offer assistance on exterior/interior color choices and finishes with our designer throughout the process. Learn more about our client portal here.
