Custom Home on Chennault Way

This brand new construction home is an exciting addition to the City of Central. It is a fully custom build – each element hand selected and intentionally chosen to fit the owners’ needs and style. The 4 bedrooms and 3.5 bathroom home is going to be perfect for its new family.

The house is highlighted by its Old St. Louis brick, which is featured on both the exterior and interior. This is a unique materials selection that is designed to give a handcrafted, antique aesthetic – giving the house character without age. The brick is accentuated by antique pine beams throughout the living spaces of the home.

As you go through the virtual tour, make sure you don’t miss the bathrooms. The master bath has a custom shower, gorgeous flooring, and a soaking tub. Speaking of the master- it has many perks. Several windows fill the room with natural light and accentuate its hardwood floors. The suite has a large and spacious attached walk-in closet with plenty of room for Mr. & Mrs. The bathroom actually has another door connecting to the laundry room. Why the Cheapest Bid is Not Always the Best Bid

When you’re building a home, there are several factors to consider when gathering bids on your new construction. In fact, as a client there are many factors that you should know and take ownership of when entering the bidding process. Below we’ll describe specific considerations for bidding and then spell out what you can expect from the Patterson Construction Group process. 

A few things to consider when evaluating bids on your new home:

  • Be sure to compare apples to apples. Some builder will come back with a really low price, but also low information. Their bid may not include details or line items. This should concern you. You need to know what is included in your bid and how much each item will cost in comparison to other bidders!
  • Is there a Change Order Policy in place? These policies protect you from surprise bills. If something comes up in the process or you want to change your mind on a selection, make sure that you can do so knowing what the cost will be and understanding what is included or not. You need to know if you will be informed before the bill comes. 
  • Has your architect specified materials? Make sure that you know the building materials you’re being quoted for. You want to ensure that the builder is giving you a bid for the quality of home you desire. When you bid out with more than one construction company, you need to make sure that your architect has specified the exact type of material or be able to see by line item what the quality of each material is.
  • If materials are not specified, ask about the materials allowance. Builders often get the bid lower by putting a low allowance in the quote for things like flooring, fixtures, and tile. This can lead to excessive change orders and heightened costs for the client. Make sure that the allowance is accounting for the materials you envisioned for the quality of home you want.  
  • Does the builder have a track record of quality performance? If a bid is abnormally low, the builder may not have the quality of materials or processes in place to provide you with an enjoyable home building process or quality finished product.
  • Are competent and reliable subs being hired? You may get a low bid with your home completion being delayed if a cheap sub is being used. Seek out the contractor’s history of delivering projects on time. There are legitimate delays of weather that a good contractor should build into your schedule. A reasonable variance of a few days is normal, but for the most part you should be able to expect your home to be completed during the agreed upon time frame. 
  • Your Home Warranty is important. Make sure that the builder you choose has been in business for long time and will be in the future. You need to know that the relationship with your builder won’t end with the punch list. A builder should be prepared to continue to do work on your home through the next couple of years as covered in warranty.

The Glusman’s “Cathedral in the Woods”

After 33 years living in Baton Rouge, raising their 2 daughters, and maintaining successful careers the Glusmans decided to slow down in Madisonville for a while. 13 years later, their daughters had children and their desire to be near their girls continued to grow. They decided to make the move back to Baton Rouge and build a home that meets their needs and dreams for this new season of life. One of their daughters lives on a rural property in Central, Louisiana with room for the Glusmans to build their own home overlooking a pond. The opportunity was perfect, and they began to envision a “cottage in the woods, but with a big feel.”

Our Patterson team loved hearing their unique vision and dreams for their home and getting to work!

The Glusman’s are self-proclaimed “porch-people”, and prioritized being able to spend time outside surrounded by family and nature. Therefore, we designed a 700 square-foot wrap around porch overlooking the pond, partially screened and partially open. Another fun touch is the Aztec tongue and grooved decking.

To accomplish the “big feel” they were hoping for, we worked with an architect to design a living and dining area with beautiful 20-foot cathedral ceilings and 12-foot ceilings throughout the rest of the home and porch.

These clients knew they wanted an Acadian style, but with bold eclectic treatments. The hope was that it would blend with the other house on the property, but also have its own bold flair- especially on the interior. We are thrilled with how it came to life! They took traditional pieces and made them unique with ideas like rotating square windows to install in a diamond position or using shiplap installed on the ceilings instead of the walls.

One of the most notable design selections is the couple’s paint selections. They knew exactly what they wanted- passive grey on the walls, extra white on the cabinets and Tricorn Black accents on the doors and trim.

An unassuming notable design piece is the gorgeous bathroom. Gorgeous quartz countertops, a reclaimed pine vanity, glass sinks, brass fixtures, and ceiling height horizontal white tiles.

This project was full of details and customizations, and inevitably there were some changes in plans. But the Glusman’s reported that any potential hiccups “were worked through without any difficulty and excellent cooperation from both parties!” The home was completed on time and the Glusman’s are loving their Cathedral in the Woods.

We’ve heard one too many stories of horrible building experiences. In an attempt to protect our clients from the disorganization, delays and frustrating unknowns – Patterson Construction Group invested in an innovative client portal that we believe prevents stress, relieves unknowns, and keeps the process smooth and enjoyable.

What Does the Client Portal Do?

We’re so glad you asked. The client portal does SO MUCH.

Patterson Construction Group clients get access to the portal from the very beginning, starting with the bidding process. This means we can keep track of many elements and every step of your home building process in one place. Here are some of the different elements the client portal provides.

  • • Financial Tracking – See a full budget complete with contractor costs, vendor quotes, and selections decisions all in one place. When you make a decision or get back a quote, you can see the direct effect to the cost of your home building and how it effects your budget as a whole. Know where you stand financially every step of the way.

  • • Process Prompts – You can follow the timeline of your building process each step of the way. Not only that, but the portal will alert you when the builders and vendors will need something from you. You’ll always have a heads up for what is next and know what decisions or approvals you need to make.

  • • Centralized Communication – Instead of having multiple streams of communication on different platforms with different vendors all over town, you can keep everything in one place. Take out the middle man. Communicate with vendors inside the portal to keep the builder, vendor and yourself all on the same page. This organizes everyone on to the same timeline as well.

  • • App Availability – Download an app on your phone for the portal so that communication can happen on the go. Get real-time updates and provide feedback when and wherever is convenient for you.
